Summary
This website does not use advertising cookies, and it does not run analytics or tracking software. We do not set any non-essential cookies for visitors browsing the public pages of the site, which is why you are not shown a cookie consent banner.
Two things are worth knowing: our administrator area uses a strictly necessary cookie to keep staff signed in, and one page embeds Google Maps, which is a third-party service that may set its own cookies when that page loads.

Google Maps
The interactive map of our developments is provided by Google Maps and is embedded on our New Build page only. When you visit that page, your browser connects to Google's servers in order to load the map, and Google may receive your IP address and set cookies or storage of its own. This happens because the map is a functional part of the page rather than a tracking feature.
Google's own handling of this data is governed by its privacy notice. You can read it at policies.google.com/privacy. If you would prefer not to load Google Maps, you can avoid the New Build page or block third-party cookies and scripts in your browser settings — the rest of the website will continue to work normally.
What we do not use
- No Google Analytics or comparable analytics platform
- No advertising, remarketing or conversion-tracking pixels
- No social media tracking pixels
- No cross-site behavioural profiling
If we introduce any non-essential tracking in future, we will update this policy and implement a consent mechanism so that those technologies are only loaded after you agree to them.
Managing cookies in your browser
You can control and delete cookies through your browser settings, including blocking third-party cookies. Blocking strictly necessary cookies will prevent administrators from signing in to the content management area, but will not affect your use of the public website.
